Mortgages from normal banks often have strict underwriting guidelines, and often the terms of the mortgage are in the best interest of the bank instead of the borrower. When you use a mortgage broker, you have the benefit of having someone well versed in mortgages with access to many different banks. An experienced mortgage broker can help you find you a mortgage with terms that will serve you well throughout the life of the mortgage. My job is to find you the best possible mortgage solution for your circumstance. For example, you might have amazing credit, and want a great rate that ALSO comes with a lower payout penalty than what a big 5 bank would charge if you broke the mortgage early. What if your life changes before the 5 years are up? Or maybe you have had some credit issues and you aren’t sure what your options are?


  • Mortgage Pre-Approval

    The pre-approval stage is not the same as being pre-approved for a credit card. We will collect many documents up front because the banks are doing more and more due diligence, and we want to be pro-active. A pre-approval will give you details into how much mortgage you can be approved for, how much interest you will pay, and more!
  • First Time Home Buyer Mortgage Loans

    The decision to buy your first home is not an easy one. A mortgage broker will help take a load off by guiding you through the home buying and mortgage process meanwhile finding the best rates and terms.     You can borrow your down payment with a Flex Down mortgage. These mortgage products allow you to buy a home sooner without having to save up for a large down payment, but only if you have very good credit.  We have referral sources to banks that can get you a line of credit for the down payment.

    Have equity in your home and need access to cash? A mortgage broker can help you use your home equity to get a loan for home renovations, unexpected expenses, consolidating debt, and more! Most banks will allow you to go up to 80% of your property value, and some private lenders will go higher, but they are usually more expensive.

    There are many private lenders in Canada that can help people with situations when the banks will not lend to them. If you have bad debt to pay off and credit is not the greatest, sometimes a private lender is the best option, and usually only on a 1 or 2 year term before we can apply for a cheaper mortgage with a bank.

If there are credit issues and we have to find a lender that doesn’t pay us, then we have to charge a fee, but they are disclosed to you up front when we get the approval from the lender.
